Country & Soils
The Land comprises a near rectangular shaped parcel which fronts McDonald Flat Road along the southern boundary.
Of gently undulating topography it comprises red and brown soils, and cracking clay scrub soil. It has been fully cleared having originally been timbered with brigalow, belah, yellow wood and bauhinia and small areas of black soil downs.
160 hectares (approx. 390 acres) has been developed to contoured cultivation, highly suited for the production of forage crops for fattening or grain and oilseed production. The balance of the country is blade ploughed grazing with a prolific coverage of mostly buffel grass.
Water
“Cutana” water is sourced for the property by 2 dams, with the following water reticulation scheme in place.
Dam 1 – 50,000 cu metre capacity, equipped with a helical rotor pump powered by a Kubota diesel motor, pumping to 2 x 22,500 litre poly tanks at the stockyards, then onto another 2 sets of 2 x 22,500 litre tanks towards the centre and northern area of the block.
Dam 2 – 6,000 cu metre capacity unequipped, open access watering located north of Dam 1.

Comprise a steel frame, metal cladding with corrugated iron roof machinery shed/ workshop shed, 505 square metre roof area with a 78 square metre liveable area built in, which includes a kitchen, lounge/ dining room, one bedroom and a shower, toilet, and laundry area.
