“Marshmere” is located between Medway Creek and the sealed Willows – Rutland Road in the heart of the highly regarded Willows/ Withersfield grazing district. 50% of the total area comprises heavily grassed flooded coolabah Medway Creek flats, 25% quality mixed brigalow, yellowwood, sandalwood and box country, of which approximately 800 acres has been pulled and well established to predominantly buffel grass pasture, which is also now quite prevalent throughout the coolabah creek flats, and 25% hilly ridge country of ironbark, rosewood, lancewood and wattle. Approximately 250 acres has been further improved by blade ploughing.
Waters:
The principal natural water source is a large, ponded area, backed up by an extensive levy bank, providing a permanent stock water supply, as well as a source of grazing with introduced ponded pasture. Medway Creek and Ram Paddock Creek are a further source of quite extensive permanent water holes. A small dam on the edge of blade plough paddock, pumps to a concrete tank and trough. The high percentage of natural water supply assists with the ease of management.
Fencing:
There are 5 main paddocks and 2 holding squares. The quality of the fencing ranges from old to near new, and although currently stockproof, some smaller portions of existing fences will ultimately require replacement.
Remarks
“Marshmere” is a quality grazing asset with the capacity to background, breed or fatten. Very favourably located, access is off a sealed road and would superbly fill the role of an additional area to compliment an existing enterprise. Approximately 200mm of rain has been recorded for the calendar year to the end of March to ensure good quality grazing conditions as we move into Autumn.
